Tab 3: Conditions / Holds + Fees – Any holds or balance?
Conditions tab shows Historic (Willo, Encanto), Hillside, Floodplain holds. If Hold – Historic Preservation – you can’t final until HP clears. Fees tab shows Balance Due. If Balance > $0, you can’t schedule inspection. Must pay first in SHAPE PHX > Pay.
Buyer searching 16th St. PDD Search said SHAP. He thought it was finaled. I opened SHAPE PHX – it was Issued since 2023, no final. We scheduled final next day, passed, downloaded CO. Closing saved. Always check Inspections tab inside SHAPE PHX, not old PDD.
